Pre-selling Condo
Way back June 2012 my birthmonth ❤️. This was the month and year that I decided to get a unit/Condo in a well-known developer which is the Empire East on a pre-selling basis. So what I mean Pre-selling? They are selling condo that still not in completion or still in planning stage. On this stage is very risky, thats why it is very important to invest only in a reputable developer who have a long and solid history of delivering quality properties on time. Pre-selling will give u cheaper price and longer payment scheme for 5 years like what I have.
The reason why I invested in condo during that time is I dont know where to put my extra money. Everytime kasi na I put money on bank and save, during my annual vacation nauubos lang siya. I was really upset and depressed everytime bumabalik ako dito sa abroad. Kunti na lang talaga naiiwan sa passbook ko๐ . That is why I needed to do something. Mas ok kasi sa akin ung meron akong hinuhulugan monthly. So, after presenting the project by the agent which is the " Kasara resort &Condo" with a total price of 2.4M for 30 square meter a 2BR. Go agad ako! I paid a reservation fee of 25,000.00 para mareserved ung unit na gusto ko in a particular floor. After a month start na ako naghulog ng monthly ammortization of 9,5651.65 payable for 4 years and 20,172.97 for a year via PDC's.
Being responsible enough to pay your ammortization is really a good habit of investing. Believe me, pag sahuran na nakabudget na ung panghulog sa condo ahead. Unlike before, kung saan saan ko lang nagagasto ung extra money ko๐
So five years has come....... 2017 ... I would like to congratulate myself, because I did it. Although I have to pay the balance of 1.7M before turn over at least medyo hindi ko naramdaman ung 5 years na pagbabayad. Another 10 years to pay for the bank loan. Pag andito ka sa abroad mabilis lang ang panahon. ๐๐๐
I'L update u soon pag turnover na ung unit ko. Excited na akong Ipasok sa Air BNB and open for everyone na gustong magstaycation. Just follow ur plan and always be thankful .
